Delivering Energy Efficient Technologies in Buildings

The recent rise in energy costs has dramatically increased the importance of running an energy-efficient building. Cost-effective technologies and energy efficiency are fast becoming fundamental to real estate management, facilities management and operations strategy.

Two intelligent energy-saving systems available to the building owner or operator today are Building Energy Management Systems (BEMS) and Room Energy Management Systems (REMS).

bms-rems-aisA BEMS can monitor and control services such as heating, lighting, ventilation and air-conditioning (HVAC), ensuring they operate at maximum levels of efficiency and economy. This is achieved by maintaining optimum balance between conditions, energy usage and operating requirements.

Building Energy Management Systems supplied and maintained by AIS enable close control and monitoring of building services to save on energy costs and ensure a comfortable environment for the building’s users at all times.

Room Energy Management Systems monitor and control a room’s water and power usage by means of intelligent programmable controllers and some other nifty electronics. The clever part however is both in the electronics and particularly in the software programming.

A well-designed REMS operates in the background, meaning that it carries out its energy-saving functions whilst remaining virtually undetectable to the user. For instance in hotels or offices, the REMS will switch off all power when a person leaves the room except for a low-speed A/C fan. Upon return to his room, all power is immediately restored as he enters .This will ensure that the user finds the room in the same state in which he left it and even at a comfortable temperature. Of course, this is just one of the features of a good REMS and the solution is both modular and upgradeable depending on the building owner’s particular requirements and budget.

Typical energy savings can be up to 20% of the total building energy bill, resulting in a return on investment which far exceeds that of other energy efficiency investment projects. Furthermore, BEMS and REMS systems are available for new buildings but can also easily be installed in existing buildings.
